What are floorplan services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How do home measurement services work?

During a floorplan service, an appraiser takes measurements of the property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they mark the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total square footage and the overall layout of the home. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service needed?

Property taxes

Tax records frequently reflect inaccurate square footage because the values can come from many sources, and occasionally go unverified — which means you may be taxed for more space than you own! Unless a certified appraiser has recently completed an evaluation on your property (after any updating that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Putting a property up for sale

A measurement service can secure fair market value for your house. Living space is one of the most important elements potential buyers consider when purchasing a home — but since these values are frequently approximated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of your home as well as the number of potential buyers. The only sure method of using a definitive GLA when listing your property is to reference a recent appraisal or measurement service executed by an appraiser (after any updating that might have affected square footage).

For agents

To make certain that your client's property sells at a price that appropriately reflects true market value, we suggest asking for a measurement of the property. Clients, and potential buyers, will appreciate your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tool for getting potential buyers interested because they can see the layout and characteristics of the home before and after a walkthrough.
